Does Seraia replace my PMS, or sit on top of it?
Seraia is the system of record — it replaces the PMS layer rather than bolting on top of one. During early access you can run it alongside your current tools and switch modules on one at a time as we open them.
Is the arrival and occupancy sensing camera-free and compliant?
Yes. Indoor sensing is privacy-first by design — decibel-level signals and non-camera occupancy detection, never cameras inside a property. It is disclosed to guests at booking and built to comply with region-by-region privacy law, including GDPR.
Which channels, locks and tools does it connect to?
The major booking channels (Airbnb, Booking.com, Vrbo, Expedia, direct), common smart-lock brands, and the messaging channels your guests actually use. We're expanding integrations with our early-access cohort.
When does access open, and what does it cost?
